4 POINT INSPECTION


 When getting a new insurance policy or renewing an existing one, most insurance companies require a 4-point inspection report. We are certified to provide 4-Point Inspections services. The standard form requires the inspection of the 4 principal systems of your home; Roof, HVAC, Electrical, Plumbing.


WHAT IS A 4-POINT HOME INSPECTION?

Today, many insurance companies are wary of insuring older homes, constantly assessing their level of risk. Older homes simply have a higher probability of becoming an insurance liability to the underwriter. It’s not unusual for homeowners with older homes to experience a failure of a major system and then file for reimbursement under their policy.

Chances are if your home is 25 years old or older, an insurance company will require a wind mitigation inspection, a roof certification (if the roof is old or in suspect condition), and a 4-point insurance inspection.

A four-point inspection is needed to satisfy insurance carrier requirements. It is a much shorter inspection than a full home inspection. One of our inspectors will assess only certain aspects of the following four home systems:


PLUMBING

Inspector evaluates plumbing by running water in sinks and showers and by flushing toilets. Visual inspection of water heater and run a heating temperature test.


ELECTRICAL

Visual inspection of the electrical panel, checking for adequate power supply and proper wiring. Test GFCI-protected outlets.


HVAC

Inspector conducts a visual inspection and does a temperature adjustment test to make sure the unit is functioning at industry standards.


ROOF

Inspection of overall condition. Specifics are not noted
